Fact #1: VA home loans can be used to purchase foreclosed and short-sale with as little as no money down. VA-eligible borrowers may have an advantage over those who need up to 20% cash down to qualify for conventional loans. A VA appraiser is trained to certify value and safety and can spot red flags of distressed properties.
Fact #2: Veterans, active duty and certain surviving spouses are eligible for VA home loan benefits. Qualified surviving spouses may borrow up to $417,000 (more in high-cost counties) with no money down. And, surviving spouses are exempt from paying the VA funding fee.
Fact #3: Military members deployed overseas can sign a document called power of attorney or (POA) designating a spouse or someone else to act as on their behalf for a VA loan transaction. The POA grants permission for the attorney in fact to sign on behalf of the VA-eligible borrower. The service member must give intent to obtain a VA loan through an email, letter or other correspondence. Only a spouse can satisfy the occupancy rule (move in within 60 days of closing) in a deployed serviceperson's stead. Otherwise, the borrower serving away from home will be granted an extension of up to 12 months to occupy the home.
Fact #4: A VA certification for real estate agents does not exist. Therefore, a real estate agent should not be used as a reliable source for VA loan information. Real estate agents who are not well-informed about VA loans can even unintentionally dissuade VA-eligible borrowers from choosing the program which may be best for them. A VA specialty lender, one whose majority product is VA-backed loans, can provide reliable VA loan facts.
Fact #5: If a lender is specialized in VA home loans, then closing can often happen within 30 days. The VA-approved lender is given flexibility to decide on its own whether a borrower is a satisfactory credit risk. Even a borrower with extenuating circumstances may close quickly.

April Price Rise Makes for Another Increase - Glendale Real Estate
Nationally, housing prices have bottomed and are on the rise. Asking prices on for-sale homes were 1.9% higher in April than one quarter ago. A 0.5% month-over-month rise in April, on top of month-over-month price increases in March and February, makes for three months in a row of rising asking prices, after adjusting for typical seasonal trends. In fact, prices have been stable or rising for the past eight months, except for a dip in December 2011. This marks a new milestone: asking prices were 0.2% higher in April than a year ago. Before April, prices were still falling year-over-year.

Good news for those who are contemplating or completing a short sale, the Mortgage Debt Forgiveness Act has been extended through 2013.
If you had mortgage debt forgiven this past year, whether it was through a short sale or perhaps mortgage modification then you may be able to claim special tax relief and exclude the debt forgiven from your income.
That is because the Mortgage Debt Forgiveness Debt Relief Act of 2007 allows for owners of primary residences to avoid paying taxes on this forgiveness under certain circumstances. Here are 10 facts directly from the IRS in regard Mortgage Debt Forgiveness.
This act was set to expire at the end of 2012. However, as mentioned, the forgiveness act has been extended through December 31, 2013.
1) Normally, debt forgiveness results in taxable income. However, under the Mortgage Forgiveness Debt Relief Act of 2007, you may be able to exclude up to $2 million of debt forgiven on your principal residence.
2) The limit is $1 million for a married person filing a separate return.
3) You may exclude debt reduced through mortgage restructuring, as well as mortgage debt forgiven in a foreclosure.
4) To qualify, the debt must have been used to buy, build or substantially improve your principal residence and be secured by that residence.
5) Refinanced debt proceeds used for the purpose of substantially improving your principal residence also qualify for the exclusion.
6) Proceeds of refinanced debt used for other purposes ? for example, to pay off credit card debt - do not qualify for the exclusion.
7) If you qualify, claim the special exclusion by filling out Form 982, Reduction of Tax Attributes Due to Discharge of Indebtedness, and attach it to your federal income tax return for the tax year in which the qualified debt was forgiven.
8 ) Debt forgiven on second homes, rental property, business property, credit cards or car loans does not qualify for the tax relief provision. In some cases, however, other tax relief provisions - such as insolvency - may be applicable. IRS Form 982 provides more details about these provisions.
9) If your debt is reduced or eliminated you normally will receive a year-end statement, Form 1099-C, Cancellation of Debt, from your lender. By law, this form must show the amount of debt forgiven and the fair market value of any property foreclosed.
10) Examine the Form 1099-C carefully. Notify the lender immediately if any of the information shown is incorrect. You should pay particular attention to the amount of debt forgiven in Box 2 as well as the value listed for your home in Box 7.

It's not unusual for us to shoot multiple angles of these spaces. So what determines my angle, it can be any number of things actually, every scene is different.
Generally speaking I start with the camera at about the eye level of a person sitting in the room, which is about 4ft. I usually go for a straight-on, one point perspective or shoot at a 90 degree angle toward a corner of the room. Wide Angle lenses often introduce a kind of distortion that stretches the corners of the frame. Composing around one of these two perspectives helps to minimize the impact of that.
Sometimes the room needs a bit of staging. We always encourage our clients to have their home cleaned and staged for the photo shoot. When using Wide Angle lenses it can see the scene differently than the human eye. I will often slide furniture to the side or remove large decor pieces that distract from the image. These things can look great in the room when physically standing there, but wide angle focal lengths produce a different result than what you see in person. I also like working with a Stager on the homes I shoot. Issues like de-cluttering, furniture arrangement and decor are usually handled by the stager. Of course if there is something that is obviously ruining an otherwise good shot I will take the time to remove or rearrange it.
Photography is Crucial for Interior Shots:
One of the biggest challenges with photographing interiors is the dynamic range, or the range form the darkest area of the scene to the brightest. This is especially true for scenes that have windows in them. With this in mind, you want to shoot the room at a time when the light outside is close to the light inside. This usually means dusk, or dawn, or an overcast day. My personal approach is to use multiple off camera lights, or strobes. This way I can bring up the interior luminosity to more closely match that of the exterior. More than once we have had to make an extra trip at a different time of day just to get the right lighting for the effect we're looking for in that room.
We're sometimes asked when is the best time of day to shoot the home. This really depends on the direction the home faces so there is no single answer, but as a general rule of thumb we try to find a time where the sun is at our back and shining on the front of the home. This usually means mid morning or late afternoon. If you have a north facing home to photograph, we suggest trying to do a twilight shot where you photograph the house immediately after sunset. This can give a very pleasing effect of the home glowing from within and you get a nice gradient in the sky from one side to another.
