The way to Perform a Rental Inspection
There are 2 types of rental inspections. The first is a vacant inspection which are typically move-in inspections and move-out inspections. They're entirely different from the next type of inspection which is an occupied inspection. By having an occupied inspection, you're typically managing how your tenant has taken proper care of the property.
Tampa Property Management - About 5 years ago, we began to do vacant inspections with videotape and possesses really changed the way we do inspections. They're probably the world’s most boring videos: we start outside and video the entire outside of the property. Then we move inside. We go inside each room, videotape every floor, wall, ceiling, inside every cabinet, every appliance. For many properties, they're almost thirty minutes long. And then each time a tenant moves out, perform the same. If we are going to make an insurance claim about the deposit, perform it from that which you can in fact prove from your video. We bring both videos together and compare both. These types of videos are incredibly objective as opposed to the approach we take to used to it using a checklist. The checklist can be extremely subjective, using comments including fair or good which could mean different things to different people. The video provides that objectivity.
One other thing that we like about videos is always that we almost never have deposit disputes anymore. After we do a move-out video, we send the deposit claim on the tenant. Oftentimes, the tenant will call claiming they left the home as tidy as after they moved in. The tenant doesn’t remember and we don’t remember, to ensure that is the reason we videotape. During these situations, we invite the tenant to the office and consider the videos together. Most of that time period, as the technique is very objective, the deposit dispute disappears. The tenant usually agrees that it's a valid claim. So this is reasonable to utilize move-in and move-out videos for inspections and that we highly recommend them.
