Selling a condo or house can be very tricky at times. You want to be able to bring out the best looks in your home so it can attract those who are interested in buying it. There are many tips and guidelines one must follow in order to successfully attract the attention of buyers to your home. Latif and Riad have both outlined many tips for you to follow as a seller.
Price: It is best to consult professional advice by seeking a Real Estate Agent so you can get a well researched listing price for your property according to its market value. It is best to start off by comparing the price of the homes in the same neighbourhood to get an estimation on its value, once that is done, you want to lower the price by 10-15% of its value. Regardless of where your home is located, you will be surprised with many buyers that will initiate mutliple bids for the home!
Lighting: One of the most important aspects of selling your home is to maximize the lighting in your home. It is crucial that your home is appealing to the buyers eyes, most people feel uncomfortable or negative when in dark setting. Lighting up your house will enable buyers to feel positive. Even if it means cleaning windows, taking down portraits or drapes and rearranging some furniture. As long as there is a significant amount of lighting and sunlight within the home.
Decluttering Your Home: When selling your home, you never want to leave things unorganized and messy. Everything must be neat giving a positive and welcoming impression to the interested buyers of your home. When a buyer feels like the home is too cluttered, it will push them away and revoke their interest in your house or condo.
De-Personalize: Never show your buyers any kind of biased representation. This means that you may have to remove personal belongings such as portraits, pictures, etc.. and religious decor. You want to allow the buyer to feel comfortable with his surroundings. Personal belongings may cause the buyer to feel unwanted. Keep in mind you want to enable the buyer to feel like it is their house not yours!
Showing: Be ready to show the home at all times. As a seller, you have to learn to be flexible with the buyers schedule. You never know when a buyer wants to randomly show up to see your condo or house, in that case you must have your home in the best shape possible at all times. Part of this process involves keeping the house clean at all times, the dishes tidy, clothes hung up, etc...
Patch It Up: As a seller try to keep the house in the best shape as possible. Fix any noticable damages or anything that may unattract a buyer from your home. Keep in mind that when your patching up try not to spend or upgrade your home. Spending too much on your home may not change the value of the home so it becomes a loss.
Communicate With Your Real Estate Agent: This is a very important factor. It is extremely important that you regularly keep in touch with your Real Estate Agent to inform you on the next steps to come. That way you can discuss the pros and cons about the situation and how you can improve it to put yourself in a better position.
